Our regional knowledge delivers attractive investment opportunities to investors. And in order to capitalise on this experience, maximize our investor returns and safeguard Trust investments, there are specific internal policies and restrictions that AREIT Management has adopted.
- The Trust's assets will be invested predominantly in the GCC real estate sector.
- AREIT Management intends to invest at least 80% of the Trust's assets in direct real estate.
- The Trust may invest in stocks of either listed or unlisted real estate companies. Such equity positions shall not represent more than 20% of the Trust's total assets.
- AREIT Management may leverage the Trust by the prudent use of appropriate financing facilities. Such leverage shall not exceed the greater of a ratio of 75% of acquisition consideration and a ratio of 75% of the value of the Trust's investments, such value to be determined in accordance with, but not limited to, International Financial Reporting Standard IAS 40 (Investment Property), on a Trust-wide basis.
- AREIT Management may liquidate all of the positions that the Trust has taken and may refrain from taking any new positions during periods when, in its opinion, unusual market conditions exist that warrant such action.
- AREIT Management may invest the Trust's uninvested cash assets in any money market instrument or in money market funds in any currency.
- Acquisition consideration for each asset shall not represent more than 20% of the Trust's Target Total Assets.
- The Trust may invest in other real estate funds and trusts, including future funds of AREIT Management and other collective investment (or similar) schemes, in an amount not to exceed 10% of the Trust's Target Total Assets.
- AREIT Management may invest up to 10% of the Trust's Target Total Assets in GCC real estate-related initial public offerings ("IPOs"), provided that such investment shall not represent more than 5% of the relevant shares issued in any single IPO.
